Pre-Listing Inspection
A pre-listing inspection is aimed at finding and identifying any problems that may exist with your home prior to marketing it. This gives you the opportunity to make any repairs or have it disclosed in the contract. If you wait for the buyer’s inspector to find any problems, you run the risk of renegotiating your selling price, delaying the transaction while repairs are made, or worst, the buyers walking away.
1yr Warranty Inspection
If you purchased a new construction home the builder warranties it for a period of 12 months. It is a good idea to have an inspection preformed prior to the expiration date to uncover any potential defects or deficiencies that may be covered by the warranty.
