CHIMNEY AND WINDOW
At first glance everything appears ok, right? Wrong. A closer look at the window reveals rotted framing and casing. More alarming is the chimney.  Major vertical stress cracks flank both sides of the chimney. A closer investigation revealed old painted caulk which is a tell tale sign that is an ongoing and persistent problem.  The footing is obviously failing and the chimney is separating from the house. I recommended further evaluation by a structural engineer.

Found in the guest cottage. The cottage was in complete disrepair and unsafe. Rotted framing, roof rafters, exposed wiring and major stress cracks, just to name a few.  No salvaging this structure. The buyers had 2 young children and I advised them that if they proceeded with the sale to tear down the structure immediately because of many safety concerns.

ROOF FLASHING
Here is an example of roof flashing that was poorly installed. To make a bad situation even worst, the rain was getting behind the flashing and running down to the family room on the first floor. There was clear damage to the drywall and the baseboards had swelled and bowed.
